PLEASE READ CAREFULLY: These Terms & Conditions govern your relationship with Anderson SC Home Services Directory. By signing up as a contractor, you agree to all terms outlined in this document.
1. DEFINITIONS
"Directory" refers to AndersonSCHomeServices.com, owned and operated by Palmetto Digital Ventures LLC, Anderson, South Carolina.
"Contractor" or "You" refers to the licensed service provider joining our directory.
"Directory Lead" refers to customer service requests submitted through AndersonSCHomeServices.com only (not leads from your own website, social media, or other sources).
"Homeowner" or "Customer" refers to individuals submitting service requests through the Directory.
"Listing Tier" refers to your chosen directory profile level (Basic, Standard, or Premium).
"Per-Lead Pricing" refers to charges for directory leads based on project size (separate from listing fees).
"Premium AI Services" refers to optional $197/month AI automation for directory lead management (review responses, social media posting, automated lead follow-up for directory leads only).
"Missed Call Text-Back Service" refers to the optional Missed Call Text-Back automation service offered by the Directory at $147/month plus a one-time $97 setup fee. This service automatically sends an AI-powered text message to callers who reach a contractor's Dedicated Business Number and do not receive an answer.
"Dedicated Business Number" refers to the local phone number provisioned by the Directory on behalf of a contractor enrolled in the Missed Call Text-Back Service. This number is separate from the contractor's existing personal or business phone numbers.
"A2P Registration" refers to Application-to-Person messaging compliance registration required by US wireless carriers before automated text messages may be sent on behalf of a business.
2. BUSINESS RELATIONSHIP
2.1 Independent Contractor Status
You are an independent contractor. Nothing in these Terms creates an employment, partnership, joint venture, or agency relationship between you and the Directory. You maintain full control over how you operate your business, set your prices, and deliver your services.
2.2 No Exclusivity
You are free to use other lead generation services, advertise independently, and obtain customers through any means you choose. We impose no exclusivity requirements.
2.3 What We Do vs. What You Do
The Directory Provides:
- Online directory listing (profile quality depends on your tier)
- Customer service request collection and forwarding
- Basic lead qualification (name, contact, service needed, urgency)
- Automated lead delivery via email and SMS
- Optional Premium AI Services for directory lead automation
You Are Responsible For:
- Responding to directory leads promptly
- Providing quotes and scheduling service calls
- Performing all actual work
- Customer service and satisfaction
- Licensing, insurance, and legal compliance
- Setting your own prices (we never control your pricing)
- Managing customer relationships after initial contact
3. COMPLIMENTARY LISTING PROGRAM
3.1 Overview
Anderson SC Home Services Directory may, at its sole discretion, build and offer a complimentary Premium listing (a $299 value) for qualified contractors serving Anderson County, SC. Complimentary listings are built from publicly available business information and are offered as a courtesy to introduce contractors to the Directory platform.
3.2 Contractor Rights Regarding Complimentary Listings
- Review: Contractor will receive a listing preview URL before publication
- Input: Contractor may request corrections to any inaccurate information
- Approval: Contractor authorization required before any listing is published (see Section 3.3)
- Removal: Contractor may request removal at any time — honored within 5 business days of written request to [email protected]
3.3 Listing Authorization — APPROVE Process
Contractor authorization to publish a complimentary listing may be provided by replying "APPROVE" via SMS to (864) 527-2499 or replying "APPROVE" via email to [email protected] after reviewing the listing preview.
Such reply constitutes a legally binding authorization with the same legal effect as a written signature, consistent with the Electronic Signatures in Global and National Commerce Act (E-SIGN Act, 15 U.S.C. § 7001 et seq.). The APPROVE reply is timestamped and stored in the Directory's CRM as the official authorization record tied to the specific listing URL reviewed.
By replying APPROVE, the contractor confirms that:
- All information in the listing is accurate to the best of their knowledge
- They authorize Anderson SC Home Services Directory to publish the listing
- They have read and agree to these Contractor Terms & Conditions
- They understand the listing is complimentary and subject to the terms of Section 3.5
3.4 Accuracy of Complimentary Listings
Complimentary listings are built from publicly available information. The Directory makes reasonable efforts to ensure accuracy but does not guarantee that all information is current or complete. Contractors are responsible for reviewing listing content and notifying the Directory of any inaccuracies prior to or after publication.
3.5 No Guarantee of Continued Complimentary Status
Complimentary listings are provided at the sole discretion of Palmetto Digital Ventures LLC. The Directory reserves the right to modify, discontinue, or convert complimentary listing programs to paid tiers at any time with 30 days written notice to affected contractors.
4. LISTING TIERS - ONE-TIME SETUP FEES
4.1 Three Listing Tier Options
BASIC LISTING: $99 one-time
- Business name and contact information
- Service category listing
- Basic business description
- Self-reported insurance status display
- Email & SMS lead notifications
STANDARD LISTING: $199 one-time
- Everything in Basic tier
- Photo gallery (up to 10 photos)
- Extended business description
- Enhanced insurance badge display
- Better search placement
PREMIUM LISTING: $299 one-time
- Everything in Standard tier
- Up to 15 photo gallery
- Priority placement in search results
- Customer review display on profile
- Featured contractor badge
- 3-5x more directory lead volume (higher visibility)
⚠️ IMPORTANT: Your listing tier determines profile quality, features, and lead VOLUME. Per-lead pricing is charged separately based on project size, NOT your tier. All contractors pay the same rate for the same project size. See Section 4 for complete per-lead pricing details.
4.2 Payment & Refunds
Payment: Listing tier fees are charged once at signup via credit card.
No Refunds: Listing tier fees are non-refundable after profile creation.
Cancellation: You can cancel your listing anytime, but listing fees are not refunded. Per-lead charges stop immediately upon cancellation.
5. PER-LEAD PRICING - BASED ON PROJECT SIZE

All contractors pay the same rate for the same project size:
Small Projects: $30 per directory lead
(Minor repairs, basic services, single-room work, small appliance repair)
Medium Projects: $50 per directory lead
(Standard installations, multi-room work, HVAC service calls, water heater installation)
Large Projects: $75 per directory lead
(Full system replacements, major renovations, whole house projects, roof replacement)
Major Projects ($10,000+): $125+ per directory lead
(Large commercial projects, full renovations, major system overhauls — rate agreed upon before lead is delivered)
Payment: Credit card required at signup • Automatic charging when directory leads delivered
Failed Payment: Day 1 suspension of services • No new directory leads until payment issue resolved
Refund Policy: 48 hours to report invalid directory leads (wrong info, spam, duplicate) • Full refund for legitimate issues
5.1 How Per-Lead Pricing Works
Project Size Determination: We categorize each homeowner service request based on project scope and assign appropriate pricing. All contractors receiving the same directory lead pay the same price regardless of their listing tier.
Small Projects ($30/lead) Examples:
- Minor plumbing repairs (leak fixes, faucet replacement)
- Outlet or switch replacement
- Small appliance repair
- Basic handyman tasks
- Single room painting
- Simple cleaning jobs
Medium Projects ($50/lead) Examples:
- HVAC service calls
- Water heater installation
- Electrical panel upgrade
- Multiple room painting
- Junk removal (full truck)
- Deck repairs
Large Projects ($75/lead) Examples:
- Full HVAC system replacement
- Whole house renovation
- Roof replacement
- Major electrical work
- Complete kitchen/bathroom remodeling
Major Projects — $10,000+ ($125+/lead) Examples:
- Large commercial projects
- Full property renovations
- Major system overhauls
- Rate agreed upon before lead is delivered — no surprises
⚠️ CRITICAL TERMS YOU MUST UNDERSTAND:
- Directory lead volume varies: Volume depends on season, service type, and market demand. We make NO guarantees about minimum directory lead volume.
- Directory lead quality varies: Some directory leads won't convert into paying customers. This is normal in all directories and lead generation services.
- Each directory lead shared with maximum 3 contractors: You compete with 2 other contractors for each directory lead. Fast response improves your closing rate.
- All contractors pay same price for same project: Project size determines pricing, not your listing tier.
- Your tier affects directory lead VOLUME, not PRICING: Premium tier gets MORE directory leads (3-5x volume due to better visibility), but all tiers pay the same per-lead rates.
- You pay per directory lead delivered: Charges apply regardless of whether you close the job. We deliver qualified directory leads; converting them to customers is your responsibility.
- No minimum commitment: Pay only for directory leads you receive. Cancel anytime with no penalties.
5.2 Payment Terms
Credit Card Required: Valid credit card must be on file at all times.
Automatic Charging: Per-lead charges processed automatically when directory leads delivered.
Failed Payments: Service immediately suspended on Day 1 if payment fails. No new directory leads until resolved.
Refund Requests: Must be submitted within 48 hours with valid reason (spam, duplicate, wrong service category, incomplete contact information).
6. PREMIUM AI SERVICES (OPTIONAL)
6.1 What's Included
Premium AI Services: $197/month (Optional)
- AI Review Response Generation: Automated professional responses to Google and Facebook reviews (you approve before posting)
- Social Media Content Creation: Automated post generation for Google Business Profile and Facebook (2x weekly, you approve before posting)
- Directory Lead Follow-Up Automation: Automated follow-up communications for directory leads from Anderson SC Home Services Directory only (not leads from your website or other sources)
- Appointment Reminders: Automated SMS/email reminders to reduce no-shows
- Monthly Performance Reports: Analytics on directory lead response, conversion rates, and engagement
⚠️ IMPORTANT: Premium AI handles directory leads from Anderson SC Home Services only. It does NOT handle leads from your own website, social media, or other lead sources. This is a directory-specific automation tool.
6.2 Premium AI Pricing
Base Price: $197/month subscription (month-to-month, cancel anytime)
Available to: All listing tiers (Basic, Standard, Premium)
Cancellation: Cancel anytime with no penalties. No refunds for partial months.
6.3 SMS Messaging Costs (Separate from Premium AI)
SMS Usage Billed Separately: Text message costs are billed separately based on your actual usage. Premium AI uses SMS for appointment reminders, directory lead follow-up, and customer communication.
SMS Cost Ranges (based on your message volume):
- Light users: Typically $20-30/month (basic appointment reminders, occasional customer communication)
- Moderate users: Typically $40-60/month (regular customer follow-ups, active directory lead response)
- High-volume users: Can exceed $100/month (extensive automation, high customer interaction volume)
Important: Your actual cost depends entirely on your usage. More messages = higher cost. This is charged separately from the $197/month Premium AI base subscription.
7. MISSED CALL TEXT-BACK SERVICE (OPTIONAL)
7.1 Service Overview
The Missed Call Text-Back Service is an optional, standalone automation service available to any Anderson County contractor. A directory listing is not required to enroll. When a caller reaches your Dedicated Business Number and the call goes unanswered, the system automatically sends a personalized SMS text message on your behalf. An AI then engages in a two-way conversation with the caller, with the goal of collecting information and tentatively scheduling a service visit pending your confirmation.
⚠️ IMPORTANT — AI Disclaimer: All conversations conducted through the Missed Call Text-Back Service are generated by artificial intelligence. The AI is trained to represent your business based on information you provide at setup. The Directory does not guarantee the accuracy, completeness, or appropriateness of any AI-generated response. You are responsible for reviewing and confirming all appointments tentatively scheduled by the AI before committing to a service visit. You may take over any conversation at any time by responding directly to the text thread. The AI will step aside immediately upon your response.
7.2 Dedicated Business Number
Upon enrollment, the Directory provisions a new local area code phone number (the "Dedicated Business Number") exclusively for your Missed Call Text-Back Service. This number is separate from your existing personal or business phone numbers. Your existing numbers are not affected in any way.
- The Dedicated Business Number is provisioned under your business identity for carrier compliance purposes
- The number is dedicated to your account and is not shared with any other contractor
- While your account remains active, the number remains assigned to you
- Upon cancellation, you may request number portability in writing within 30 days of cancellation
- The Directory is not responsible for any delays in number provisioning caused by third-party carriers
7.3 A2P Compliance Registration
United States wireless carriers require all businesses sending automated text messages to complete Application-to-Person (A2P) 10DLC brand and campaign registration before messages may be delivered. The Directory handles this registration on your behalf as part of the setup process.
Information Required for A2P Registration:
- Legal business name — exactly as it appears on your EIN/tax documents
- Federal Employer Identification Number (EIN)
- Business street address
- Business website (if none, you must state so in writing)
- Primary business phone number
- Trade or service category
Accuracy of Registration Information: You represent that all information provided for A2P registration is accurate, current, and belongs to your business. Providing false or inaccurate registration information may result in carrier rejection, service disruption, delayed activation, and potential legal liability under federal telecommunications regulations. The Directory is not responsible for registration delays or rejections caused by inaccurate information you provide.
Registration Timeline: A2P carrier registration is processed by third-party wireless carriers and is outside the Directory's direct control. A toll-free bridge number may be used to provide interim service while registration processes. The Directory will notify you when your Missed Call Text-Back Service is fully active on your registered Dedicated Business Number.
7.4 Missed Call Text-Back Service Pricing
Missed Call Text-Back Service Fees:
- One-Time Setup Fee: $97.00 — covers A2P brand and campaign registration, Dedicated Business Number provisioning, AI workflow configuration, and initial testing. This fee is non-refundable once setup has begun, regardless of whether the service subsequently goes live.
- Monthly Service Fee: $147.00/month — covers ongoing service operation, AI conversation management, Dedicated Business Number maintenance, and support. Month-to-month subscription. Cancel anytime with no penalties.
- SMS Usage Costs (Billed Separately): Text message delivery costs are billed separately based on your actual message volume. These costs are not included in the $147.00 monthly base fee. Light users typically incur $20-30/month. Moderate users typically incur $40-60/month. High-volume businesses may incur costs beyond these ranges. Your actual cost depends entirely on your message volume.
- Sales Tax: South Carolina sales and use tax applies to all Missed Call Text-Back Service fees at the applicable rate for your county of business.
7.5 Service Limitations and Disclaimers
- No Guarantee of Results: The Directory makes no guarantee that the Missed Call Text-Back Service will recover any specific number of jobs, generate any specific revenue, or produce any particular business outcome. Results vary based on call volume, homeowner response rates, trade type, and market conditions.
- No Guarantee of Uptime: The Directory does not guarantee uninterrupted service availability. The service depends on third-party platforms including GoHighLevel and wireless carriers. The Directory is not liable for service interruptions caused by third-party platform outages or carrier issues.
- AI Limitations: The AI may occasionally produce responses that are inaccurate, incomplete, or not aligned with your specific business practices. You are responsible for monitoring AI conversations and correcting any errors. The Directory is not liable for any business loss resulting from AI-generated responses.
- Outbound Text Compliance: The Missed Call Text-Back Service sends automated text messages to individuals who have called your Dedicated Business Number. By initiating a call to your number, callers have established prior contact. You agree not to use the Missed Call Text-Back Service for any purpose other than responding to inbound missed calls.
- Scope Limited to Missed Calls: The Missed Call Text-Back Service responds only to calls received on your Dedicated Business Number that go unanswered. It does not handle calls you answer, calls to other numbers, or calls from blocked numbers.
- No Directory Listing Required: The Missed Call Text-Back Service is independent of any directory listing. Enrollment does not constitute or imply any directory listing or per-lead pricing relationship.
7.6 Missed Call Text-Back Cancellation
- Cancel anytime by written notice to [email protected]
- The $97.00 setup fee is non-refundable once setup has begun
- The $147.00 monthly service fee cancels at the end of the current billing period — no partial month refunds
- SMS usage costs accrued through the cancellation date remain due and payable
- Upon cancellation, AI conversations cease and the Dedicated Business Number is decommissioned unless portability is requested within 30 days
8. CONTRACTOR RESPONSIBILITIES
7.1 Licensing & Insurance
You Must Maintain:
- Valid contractor license (if required in your service category)
- General liability insurance (minimum $1 million recommended)
- Workers' compensation insurance (if you have employees)
- Any other licenses/permits required for your trade
Verification: You represent that all licensing and insurance information you provide is accurate and current. You must update us immediately if licensing or insurance status changes.
7.2 Professional Conduct
You agree to:
- Respond to directory leads promptly (within 24 hours recommended)
- Provide accurate quotes and realistic timelines
- Deliver quality work and professional service
- Treat customers with respect and professionalism
- Honor quoted prices (unless customer requests scope changes)
- Resolve customer disputes fairly and professionally
7.3 Directory Lead Management
Expected Response Time: While not mandatory, responding within 5 minutes dramatically increases your close rate. We recommend Premium AI Services for instant automated responses to directory leads.
Contact Requirements: You must attempt to contact directory leads using provided information (phone, email). Document all contact attempts in case of disputes.
7.4 Prohibited Activities
You MAY NOT:
- Resell, share, or transfer directory leads to other contractors
- Scrape or copy customer data from the directory for other purposes
- Encourage customers to work "off the books" or avoid directory fees
- Represent yourself as an employee or official representative of the Directory
- Use directory leads for marketing purposes unrelated to the original service request
- Submit fake service requests or manipulate the system
9. DIRECTORY RIGHTS & LIMITATIONS
8.1 What We Don't Control
The Directory does NOT:
- Set your prices or tell you what to charge customers
- Control how you deliver your services
- Guarantee any minimum directory lead volume
- Guarantee directory lead quality or conversion rates
- Mediate disputes between you and customers
- Control customer service requests or timing
8.2 Our Rights
The Directory reserves the right to:
- Approve or deny contractor applications
- Suspend or terminate accounts for Terms violations
- Adjust per-lead pricing with 30 days notice
- Modify listing tier features with reasonable notice
- Remove profiles that violate community standards
- Update Terms & Conditions (you'll be notified)
8.3 No Warranties
The Directory is provided "AS IS" without warranties of any kind. We don't guarantee website uptime, directory lead volume, directory lead quality, or that customers will hire you.
10. TERMINATION
10.1 You Can Cancel Anytime
Cancel any service anytime with no penalties by notifying us in writing at [email protected].
- Listing tier fees: Non-refundable once paid
- Per-lead charges: Stop immediately upon cancellation
- Premium AI Services: Cancels at end of current billing period — no partial month refunds
- Missed Call Text-Back — Setup Fee ($97): Non-refundable once setup has begun
- Missed Call Text-Back — Monthly Fee ($147): Cancels at end of current billing period — no partial month refunds
- Missed Call Text-Back — SMS usage costs: All usage costs accrued through the cancellation date remain due and payable
10.2 We Can Terminate For Cause
We may suspend or terminate your account immediately for:
- Repeated customer complaints
- Fraudulent activity or fake listings
- Payment failures (3 consecutive failed charges)
- Violation of these Terms
- Misrepresentation of licensing or insurance status
- Unprofessional conduct damaging our reputation
- Providing false information for A2P carrier registration
- Using the Missed Call Text-Back Service for any purpose other than responding to inbound missed calls
11. INDEMNIFICATION
You agree to indemnify, defend, and hold harmless Anderson SC Home Services Directory, Palmetto Digital Ventures LLC, and any affiliates from all claims, damages, losses, liabilities, and expenses (including attorney fees) arising from:
- Your work performance or service delivery
- Your interactions with customers
- Your violation of these Terms
- Your violation of any laws or regulations
- Property damage or personal injury caused by your work
- Misrepresentation of your qualifications or licensing
Translation: If a customer sues you (or us) because of something you did or didn't do, you're responsible for those costs and damages, not us. We're just the directory connecting you to customers.
12. LIMITATION OF LIABILITY
MAXIMUM LIABILITY: Our total liability to you for any claims related to the Directory shall not exceed the amount you've paid us in the previous 3 months.
NO LIABILITY FOR: We are not liable for lost profits, lost business, directory lead quality issues, website downtime, data loss, or any indirect, incidental, or consequential damages.
13. PRIVACY & DATA
12.1 Customer Data Usage
Customer contact information (names, phone numbers, emails, service request details) provided in directory leads may only be used to respond to that specific service request. You MAY NOT use this information for unrelated marketing.
12.2 Your Business Data
We may use your business name, service categories, and general location in directory marketing. We will not share your financial data, personal contact information, or proprietary business details without permission.
14. DISPUTE RESOLUTION
Informal Resolution: Most disputes can be resolved by contacting us at [email protected]. We'll work in good faith to resolve issues.
Mediation: If informal resolution fails, parties agree to attempt mediation before litigation.
Governing Law: These Terms are governed by South Carolina law. Any legal action must be brought in Anderson County, South Carolina.
15. CHANGES TO TERMS
We may update these Terms & Conditions as the business evolves. Changes to per-lead pricing require 30 days notice. Other changes take effect 14 days after notification. Continued use of the Directory after changes constitutes acceptance.
16. CONTRACTOR REFERRAL PROGRAM
15.1 How It Works
Active contractors enrolled in Premium AI Services ($197/month) may refer other local contractors to the Directory. If a referred contractor signs up for and maintains an active Premium AI Services subscription, the referring contractor receives one month of Premium AI Services as a service credit.
15.2 Referral Reward Terms
- Reward is a service credit only — no cash value, not redeemable for cash
- Credit applied after referred contractor completes first full billing cycle
- Referring contractor must be an active Premium AI Services subscriber at time of credit application
- One reward per unique referral — duplicate referrals of the same contractor do not qualify
- The Directory reserves the right to modify or discontinue the referral program at any time with 30 days written notice
15.3 Referral Submission
Referrals must be submitted via the official referral form at AndersonSCHomeServices.com/refer-a-contractor. Verbal or informal referrals do not qualify.
17. MISCELLANEOUS
Entire Agreement: These Terms, together with any other agreements you've signed, constitute the entire agreement between you and the Directory.
Severability: If any provision is found invalid, the remaining provisions continue in effect.
No Waiver: Our failure to enforce any provision doesn't waive our right to enforce it later.
Assignment: You may not assign these Terms without our written consent. We may assign to any successor business.
18. ACKNOWLEDGMENT & ACCEPTANCE
BY SIGNING BELOW, YOU ACKNOWLEDGE THAT:
- You have read and understand these complete Terms & Conditions
- You are a licensed, insured service provider (where applicable)
- You understand per-lead pricing is based on project size ($30 small / $50 medium / $75 large) and charged separately from listing fees
- You understand your listing tier determines profile quality and directory lead VOLUME, not directory lead PRICING
- You understand directory lead volume is not guaranteed and varies by market conditions
- You are responsible for responding to directory leads, providing quotes, and performing work
- You will maintain current licensing and insurance
- You understand Premium AI Services ($197/month) are optional and separate from listing fees
- You understand SMS costs are billed separately based on actual usage (light users $20-30/month, moderate $40-60/month, high-volume can exceed $100/month)
- You understand Premium AI Services handle directory leads from Anderson SC Home Services only
- You understand the Missed Call Text-Back Service ($97 one-time setup + $147/month) is optional and does not require a directory listing
- You understand the Missed Call Text-Back Service uses artificial intelligence to conduct conversations on your behalf and you are responsible for confirming all tentatively scheduled appointments
- You understand the $97 Missed Call Text-Back setup fee is non-refundable once setup has begun
- You represent that all business information provided for A2P carrier registration is accurate, current, and belongs to your business
- You understand Missed Call Text-Back SMS usage costs are billed separately from the $147 monthly fee
- You understand South Carolina sales and use tax applies to all Missed Call Text-Back Service fees
- You agree to indemnify the Directory from claims arising from your work and from AI-generated conversations conducted through the Missed Call Text-Back Service
- You can cancel any service anytime but setup fees and current-period monthly fees are non-refundable
📋 About This Agreement:
Primary Agreement: By submitting the online contractor application or Missed Call Text-Back enrollment form, you electronically agree to these Terms & Conditions. Electronic agreement has the same legal effect as a handwritten signature.
Optional Physical Copy: This signature section is provided for your records and as backup documentation. You may print, sign, and retain this document for your files, but it is not required. Online form submission constitutes your legal agreement.
For Your Protection: We recommend saving or printing a copy of these Terms for your business records.
